Thanks @Tyler Speelman.  I love it too and I never thought about the screening aspect, however it's my assumption that most gainfully employed biz professionals will be good tenants (more or less).  At the end of the day though, you need unit availability to ensure they keep coming back. ...And that asset class (high quality/higher end) isn't one that you can ramp up to easily without paying close to market value.

I don't remember what additional sites cost so I can't speak to that.  And they didn't provide content packs at that time (or that I remember), but it teaches a way to develop a site to produce results and how to think about SEO.


If others in your market aren't using content packs, then it wouldn't hurt.  If they are, you can easily modify the wording with software out there.  I don't think I'd recommend that route (without knowing any more about it) but I would recommend for help in developing a website and learning the ins and outs of creating them to benefit your audience (which leads to SEO) and lots of SEO basics.  They don't teach anything that isn't already out there, but it's structured for our specific business and in a framework that for housebuying which doesn't jive with traditional SEO practices very well.

I will also say that I learned a TON about building websites from LeadPropellor-their process and 'courses', but eventually, I wanted to host myself and had other sites I wanted to build.  It was just a bit more efficient and cost effective in the end, but I highly recommend them for anyone looking to build their own house buying site, if they have a moderate amount of tech ability.

How did contacting HR go for you @Tyler Speelman?  

With my new rentals, I've really considered trying to develop a network of HR people.  I've also been considering high end/executive furnished rentals for a long time and think this network would be crucial for that asset class too.

Thanks @Kyle Shankin.  I think the 'flag' idea is great and will consider it.  It would not be difficult to duplicate, slightly modify and swap out each home's page for either a 'rented' or 'for rent' version in WordPress.  

I currently have a plugin that creates forms-when someone submits them I get an email and a text. I'd like to add another form for potential renters that uses mailchimp (or similar) to start a mailing list and create a lead funnel.  

My website has been changed from a LeadPropellor site to a self-managed site and it suffered a fair amount of neglect for a few years (because I manage it and I'm busy lol) but I'm in the mood to bring it up to speed.  ...And I've gotten much better with WP. Even though it looks a bit crumby at this point it does provide a few leads and they're usually quite good!  

I need to get serious about PPC, but that seems a bit daunting.

Hi @E. Buck, welcome to BP. Is this something you just purchased to flip, or a recent sale?  Sounds like an ideal WDSM deal, if the rehab is/was minimal.

@Rick Mapes My biz partner has built similar homes in Omaha as rentals many times and has found that the tenant demand and 'quality' have been good. Although it's slightly different, it is the midwest and similar.  We were surprised it was a bit slower.  Frankly, I think PH is a bit less desirable than other 'burbs, but we got inexpensive lots and tax abatement which were needed to make the numbers work. BUT, the people that have applied are by and large good potential tenants and pre-qualified (less tire kickers than my $1300/mo rentals).  

It never ceases to amaze me the circumstances for why people (need to) rent. I saw a rant on FB today against landlords (RE Oregon's rent control) and all I could think of is how many people simply can't or don't want to buy a house. Anyway, I digress and thanks for the response!

@Tyler Speelman I use all of these, except Cozy (which we DO use for background/credit checks AND rents, LOL). I didn't even know you could list rentals there and wonder if people actually use it? Thanks for the tip. I guess I haven't used newspapers and I just tell all the neighbors. I spent the summer there and my neighbors know me now. Flyers have never worked and aren't worth the trouble IME.

Hi @Rick Mapes.  Sorry IDK why, but I never got a notification about your post...

Our timing was terrible as we wrapped up in the holidays (note to self lol), and traffic has been slow, but those that have applied have been really interested and with one exception, pretty good quality renters.

I'm still looking for renters for 1 of the 3 (and one has a short term renter till summer).  They are 1600 sf ranches with walkouts basements 3/2, covered deck, granite, tray ceilings/archways, etc.  Pretty nice houses.  They are in the Pleasant Ridge Subdivision south of Pleasant Hill (just E of Hwy 65).  We're getting $1950 rent.

Re-reading my original post made me laugh as an applicant alerted me today that one of my houses is listed on Craigslist at $1200/mo and when I looked, it was a scam-someone had stolen my pics and content and reposted with their contact info. This has happened before... I hope no poor sucker got in touch with them.

I'm currently revamping my old WP "We Buy Houses" website and would like to add a page that shows my properties.  I would like to leave them up year round to help generate interest from renters and to develop a lead funnel.  However, I'm (slightly) concerned about tenant privacy and sharing locational info, although I'm not sure how either would be a problem.

I would love to see other's examples of how their website is structured, and how you may have incorporated them, if you have a similar website.
