good luck and ask if u have more questions. I just did this in my own home. Actually I still am... addressing some termites before I can wrap it up. Grrr.

it is not a deal breaker. Ensure the poly is caulked around the edges to the concrete as far up the concrete as possible but not onto any wood! Remember all concrete is porous and transmits water to som degree. You want to encapsulate this as much as possible. Use vulkem 116 and better yet tapcon lathe to it to support it. Make. Sure poly seams are taped too! I've used tyvek tape and it works well.

The pipe is an issue I have at my home too. Just caulked it (dry spell) we'll see if it holds. Probably good ideas from google for it...

The mold will go away after you seal it up.  Spraying with mild bleach couldn't hurt and replacing insulation might help too.

A dehumidifier wouldnt hurt either if you're keeping it.
