Investment Info:

Single-family residence fix & flip investment.

Purchase price: $395,000
Cash invested: $13,500
Sale price: $455,000

Charming house on a corner lot in quiet suburb. Original hardwood flooring throughout and large open living spaces, with updated kitchen and appliances.

What made you interested in investing in this type of deal?

This house had a lot of potential, and needed some sprucing up. With the original hardwood floors it needed a little polishing, fresh paint and a few minor updates.

How did you find this deal and how did you negotiate it?

I found this deal off-market.

How did you finance this deal?

Intrust Funding was my hard money lender.

How did you add value to the deal?

A lot of cosmetic upgrades and updates to get the house looking more put together, and updated.

What was the outcome?

Really happy with the outcome, it ended up being on the market much longer than I had originally hoped. But overall, I'm very pleased with how the house turned out and it was a lucrative deal.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Intrust Funding and the listing agent was Megan Halter.
