Hi Matt-I'm in Des Moines and 2nd the Caribou Coffee Meetup.  We aren't super close, but I suspect the networking would be benficial and we all learn a lot. It would be great to hear from someone who works at small bank too!

Maquoketa is no different from most of rural Iowa-the population is aging.  High-equity homeowners abound.  If it were me, I would become an expert in low or no money down type deals.  To heck with the banks!!!

I couldn't agree with Dave more.  Here in Iowa our banks are used to doing expensive land deals and real estate is their forte.  They want to invest in/with community members.  The loan officers don't have much pull-get to know (i.e. go in and meet with) the VP, etc. They can often approve large loans on their signature alone.  If they know your community, property values, etc. and trust you, you can do amazing things!

Then you have to start finding deals-that's the hard part.

You're in a great town to find deals. However this is not a profession where you will be successful if you want others to do the work for you. Much of what you ask is available ad nauseum here and elsewhere.

That said I can offer some advice. If you dont understand home values, cost of repairs (and can recognize problems) you won't be successful. You have to know what investors are looking for.

Frankly I think wholesaling is the hardest and typically the least lucrative way to invest. You pass on many of the revenue streams.... I call it selling the goose that lays the golden egg!

There are other ways to get access to the MLS... Find a good realtor that can provide you with a (daily or automatic) email feed of houses that meet your criteria. You will still pay for their services but it is efficient and doesn't require you to have a second job...

I know two great realtors in IC that would be great to talk to if you want to go this route.  One I used twice and was super happy with and the other helped both my brother and sister buy houses-a great guy.

Also, it's possible that you could get a job as an assistant or something in a realtor's office?  I think you'd learn a lot about whether it's right for you and I'm sure you'd get to peruse the listings (maybe not?).
