@Dan Robinson Dan - Don't hate government or government employees (I am one).  I am suggesting he get a government job instead of his current job.  Sorry if I was not clear.

Agree with @Zach Z. it appears his current job is the main source of his frustration, not necessarily lack of deals in the greater DC area.

Is this post really about the details of your finanacial life, or does it boil down to you just hate working 70 hours per week. If the later you live in an area with access to goverment jobs that pay over six figures once you spend some time in the system and are really only working 25 hours  week with all the telework and low expectations.  Ive seen mannny people making 130-150k who do close to nothing.  Leaves you time to read about real estate lol.  Upshot is...start applying on usajobs.

During a close encounter with a wolf, people should do the following:

  • Stand tall and make themselves look larger.
  • Calmly but slowly back away and maintain eye contact.
  • If the wolf does not run away immediately, continue making yourself large, keeping eye contact, and backing away.
  • Do not turn your back on the wolf or run away.

Wishing you great success.  That said I hate Elfant homes.  Looks like deliberate misspelling of Elephant which is corny.  Also you are dooming your employees to answer the phone for the next 50 years having to explain its pronounced Elfont not Elfant.  Pick something generic but awesome.

Look at great company like Memphis Invest they named their property management "Premier Property Management" not Clothier Property Management, LLC.

Just my 2 cents!

I like the Columbia Pike corridor.  There is a dead-end metro tunnel that branches off in the direction of Columbia Pike built so Metro could expand westward in the future.  Thats obviously a lonnnng term play.  Regardless of metro the pike is in the path of progress.

If you do this, remember you pay taxes on the full rent amount, not the reduced amount traded for services.
