It appears your vacancy is approximately $667 per year per unit aka half a month vacant during each year.

However remember the property management will also  charge one month rent to find a new tenant.  Worst case that would be 464 hit to monthly average if all went vacant.

Still cashflowing even in the worst case...

 If you are serious about it identify a market you can be successful in and move there.  Just like someone serious about finance will move to Wall Street or someone serious about acting will move to Hollywood The Dmv is owned by the big boys on tv and on buses.

Obviously DC.  SF will be leveled by 100 year earthquake.  THEN buy for pennies on the dollar.

Perhaps there are rabbis or monks or mormon missionaries in the area that would do a bulk rental.
