The problem with this idea is that the $350k Arlington property is probably going to be cash flow negative for those 6 to 7 years.

 Was just made up numbers, but would gladly go cashflow negative to get 200k in 2 years plus principle pay down.

Sounds like you need more withholding, change your W4 exemptions to zero.

Sounds like you should sell the current place to have more money for investing. Also rent the cheapest place you can find in the new school district instead of buying. Sacrifice now for future $$.

Divide rent into purchase price.

Memphis $1,000 / $100,000 = 1%

Seattle $5,000 / $1,000,000 = 0.5%
