Maryland Investment Location Recommendation

Any recommendations on investment locations in Maryland along with reputable property managers and contractors? I’ve noticed several mentions of Baltimore being reasonably priced, but highly risky at the same time. My focused is on MFRs.

As a novice to the RE investment arena, I'm open to partnering with interested parties. Thanks in advance for your suggestion/recommendation.

@Lance K. with that criteria , I think you can scratch out any suburban counties around DC and Baltimore city . And most parts of Balto city you arent gonna touch a B or C area  MFH for $75K that $25,000 will fix .  You may get lucky .  Now if you are looking at $ 75K a door with $25K a door repairs you may find a few in a C area . But multi family in Maryland is hard to find at those numbers
