Hello Bigger Pockets Philadelphia! I have been investing in the area for the past few months but seem to be spinning my wheels. Investors- how has it been recently for you? Are you finding deals to be few and far between? Competition amongst investors too high? How many homes do you look at before purchasing one?

Hi everyone,

I'm 25, currently renting, working full-time and had been educating myself on real estate through books, YouTube, and podcasts the past several months. My goal is to househack a multifamily in 2025 in the suburbs of Philly where I work at; and use the next two years learning and saving money for my first investment property. I am looking to get an FHA loan for the low DP but I want to make sure I have 3-6 months cash reserve before jumping in. Also, I only started working in the US in 2022, so I would not be qualified til I have two W2s for FHA (correct me if I'm wrong please).

I have attended a local REI meetup in Philly once and met a few investors as well, and looking forward to attend their following events. I also just enrolled in a 6-week Jumpstart program in our area which starts soon and I'm very excited to gain new knowledge and meet like-minded people.

This forum has been really helpful for beginners like me, any advice would be helpful and much appreciated! :)

Hello! New to this forum and community. I'm currently a real estate agent but my husband and I are just now starting to dabble with the ideal of flipping. Have renovated and remodeled many of our own homes over the years and want to diversify my real estate business. My broker recommended this site and I'm excited to spend time on it and get to know the community as I know I have much to learn. 

Everything is a success if you look at it like one, but all of my investments have so far been successful because by all odds I should not be able to do what I am doing, but I have had some syndications go south where I was an LP and almost had some legal battles. Luckily they never went that far.  

I am interested in starting this journey. Completely new to this and have been doing some studying and research over last few months. I have personally live in Philadelphia suburb for many years and I am looking for a real estate agent who has knowledge of Philadelphia market and specializes in helping investors like me. I am open to idea of short term , mid or long term rental as long as they have a positive or an even cash flow. 
using various calculators, I am have trouble to find any such properties in Philadelphia neighbour hoods like art museum , graduate Hospital ,old city etc.

I feel Philadelphia is such a challenging city as every street is so different from real estate investing for the next street over.

I will appreciate some  guidance and help
