Welcome to the world of REI and BiggerPockets! This is a great place to learn and grow before you start investing. I agree with @Michelle Bateman, you need to make sure that you find an investor friendly agent in the area that knows the market and is able to help you with your investment goals. I know a couple of agents out in the Columbus area that work specifically with investors, I'd love to connect you with them to help you get started.
Definitely get out to investor meet-ups. Besides having an agent, active investors are going to be an amazing resource for you. These are people who are going to provide you with more insider guidance and advice. Learn from their experiences so you can be successful too!
Always do research and your due diligence. Make sure you are getting the right comps and numbers for where you're looking and what your exit strategy is. You don't want to pull comps that don't paint an accurate picture. That's where having an investor friendly agent will be super helpful. They'll make sure the comps your looking at make sense for the area, the property, and your goals.
