Probate wholesaling help

My local courthouse told me that I can not use estate probate records for self gain. Would using them for finding motivated sellers be considered self gain if I'm helping them liquidate their property? I was asked multiple times why I needed the probates and I said for research but I can't use that same excuse forever... Any suggestions?

@Brandon Monaghan Respectfully, not if you cannot get them any other way. I've looked at the lead sites for my target markets. For my entire target market, they want over $1000/month for less than a 100 leads. That's $10 a lead. I can pay a VA $12/hour and get them at $2 a lead. And it's the same information as I get from the lead site. And if I am the only one spending the time looking for them, because as you mentioned it's not easy and certainly not cheap, then I have a good chance of a winning solution for the seller and me.

And once I get the initial list, pulling 50 leads a month is only a 5 hour job. Every year generates 600+ leads!

My marketing is going after the things others won't go after because it's too tough. Fact is, even if I go to the courthouse to get the info on the estates, I still need to verify there is real estate attached to it. And it can take months before that is added to the estate inventory. I start marketing even before that inventory is completed.

I'm basically following the example set by Sharon Vornholt.
