Hi all,

My husband and I used to live in Chicago for many years.  We are now on the east coast, but would still love to purchase a 4-unit building or 2 :), but at this point would need seller financing, as we purchased a multi-unit in Philly a couple of months ago.  I happen to like the Rogers Park area or Evanston, Skokie or any other more affordable areas on the north side.

Hi all,

My husband and I bought our first triplex in March and are anxious and excited to continue our acquisitions. Of course the issue, where to come up with the next batch of funds quickly?  Not particularly interested in hard money lenders, partnering, etc.  So, the only other option I can come up with is owner financed.

If you have or know of anyone who has triplexes, or quads they would sell this way in nice Philadelphia or surrounding train-accessible 'burbs, please contact me.   Thank you very much!

first timers in general, both investors and he owners. We bought a buy and hold after looking at properties for quite a while. It was a long but exciting and sometimes frustrating process...probably not atypical though

We just bought our first property and worked with a great woman, Jaimee Brosko-Smith. I think she is with ReMax but nonetheless she is fabulous and just happens to specialize in working with first-timers. Good luck!

The property is in a very nice area of south Philadelphia, which in our area is very stable, and quite a bit of new construction, and close to numerous amenities and the building is completely remodeled. We have educated ourselves and also consulted with realtors regarding the reality of our pricing. Regarding the "greed gun", we don't believe we are greedy whatsoever, as our pricing is very much intact with what others have listed their rental for. We have since lowered our price by $50 and taken out the blurb re: first, last and security, so we will see if we get any bites. Thanks

Hi,

Buying a building with two 1 bedroom apts, and one 2 bedroom apt. Advertised on Trulia and Craigslist. Have priced them in accordance to condition and neighborhood (with assistance from our realtor) and have gotten 20 requests to see the 1 bedroom, but NONE for the 2 bedroom...I am baffled. We are asking for first and last month + security, so maybe coming up with $3600 is difficult for 99% of the population??? It has been advertised for close to 2 weeks and I'm getting nervous. Suggestions? Lower the price by $25 or so. I am reluctant to not charge the 3 months. Thank you, thank you!
