If one is not familiar with an area, what reference guides would you recommend to get accurate rental rates, besides a local realtor. Anything on-line?

When making an offer, what do you consider a good starting point? Is 30% below retail asking price too offensive/too lenient? I know you're supposed to feel somewhat embarrassed re: the offer, or you're not being aggressive enough. I know it depends on the geography, market climate, etc., just looking for a general guide and opinions. Thanks!

I'm in the Philly area as well. We should get together! Pardon my ignorance, but what is socialized housing...same as subsidized? Also, what is pre-release, same as pre-built?

I hadn't even come to the issue of rent credits in my reading, and as a newbie, it sounds as if I should pretend I don't know such a thing exists until I get a bit of savvy under my belt.

Does anyone actually use purchase options/tenant buyers/seller financing or any combination of creative financing in today's marketplace? I have read about all of these, but the books were written during the height of the bubble.

I wish I had access to those of you who have children that don't want to learn from you. I am desperately trying to find my mentor. I have read numerous books, spoken with a couple of agents, etc., but still hesitant to take the plunge. Anyone in the Philly area looking to change a gal's life? I am a quick study, good with numbers, and willing to do the "right" work. Thank you in advance!
