Hey there fine BP people,

I've been dabbling in note buying and was curious if any of you had any suggestions on which note sellers it's best to target?  I've been focusing on seller backed mortgages mostly residential but the response rate hasn't been successful.  (only about 4 call backs , no closes - sent out about 600 post cards and letters).  I am going to buy a new list and thought I'd reach out for any advice and/or suggestions.  Thanks all!

Hello awesome BP folks,

There is a good chance I just wholesaled my first deal and am in need of a transactional lender.  Do any of you have recommendations for such folks?  Thanks in advance.

@Craig Bellot   I found a property in East End near Steel Point.  The "word" is that this area is being revitalized but investing there now seems a little scary.  What are your thoughts?   What areas do you suggest that are affordable but maybe safer ?  Thanks.  I hope to meet you in person soon because you sound awesome.  :)

Hey, I always get stuck with .... initial financing amortization.  If I use private or hard money, what number do I put in for the INITIAL finance amortization period?  (re-finance later is easy)

Is it the period of time you get the private lender money or more standard 15- 30 years

Any feedback highly appreciated.
