Hey there fine BP people,

I've been dabbling in note buying and was curious if any of you had any suggestions on which note sellers it's best to target?  I've been focusing on seller backed mortgages mostly residential but the response rate hasn't been successful.  (only about 4 call backs , no closes - sent out about 600 post cards and letters).  I am going to buy a new list and thought I'd reach out for any advice and/or suggestions.  Thanks all!

@Scott Carson  we used to get flooded with the I guy your note letters.. NO so much anymore though .. and what folks need to realize though is most folks that take back a note might get 3 to 10 letters with the exact same pitch on it.. some from the bigger note buyers and some mom and pop.

Just like all the yellow letters I buy houses I get.. people start to get pretty desensitized to this.
