Hello BP!! I have come across a property that I am looking to invest in while in the process of closing another property with a local mortgage brokerage company. I am due to close in two weeks. I want to move forward on another buy and hold (doesn't need much or any rehab so I would prefer not to go the hard money route) but my current lender has expressed to me that it will likely be too difficult for them to do because of our soon to be new debt to income ratio. Who is lending on investment property (2-4 units) in FW?? Do you have an awesome contact?? I've been to Ruoff, Mutual Bank and 5/3. I'm likely going to make my offer with a 60 day close to buy ourselves time enough to close on property #1 so that we don't ding out credit before close. Thanks a million for any help!

Looking to rehad a property with pretty bad hardwood floors. The home was built in 1900 and the owner has taken up some of the carpet in the living room. Pieces of the padding are stuck to the hardwood and it looks like there may be some water damage. Any suggestions? Would it be cheaper to just put down carpet?

Hey Bobby! I am getting my license and doing the same thing you are! I recently started working as a bookkeeper at a property management and realty company. It has been so informative!!!!! I learn something new every hour it seems!!!!! In my opinion joining a PM company is a great way to get started and to learn about the investment side of Real Estate. Not only will you learn a ton but you'll also get the chance to meet and work with a lot of investors. Good luck and keep up posted on your journey!

Thanks Derek! I have decided to hold my license with their Illinois affiliate RANI. I have been searching for this exact kind of holding company. Thank you for your recommendation.

Hey BP community! So I was wondering if anyone has experience in hanging their license with the holding company Realty Associates Network Inc. (RANI) affiliated with American Realty Network Inc. (ARNI)? It seems as though they can provide exactly the service I am looking for/ need. I have completed the course work and passed my RE state test in Illinois but have not found a sponsoring broker because I need to also obtain my license in Indiana (I moved while I was taking the IL courses). The representative that I spoke to today verified that what I need shouldn't be a problem at all and laughed with me when I said "this sounds to easy". Any feedback on the company itself?
