Thank you everyone for you're responses. I think I will have to find a way to put the heat back on the tenant. There are is also baseboard heating and the tenants will be paying their own electric bill. Are they able to control the temperature of the radiator heat with the thermostat? Thanks again for all the help!

Hi BP!

I need help on radiator heat. I have never lived in a home with it and am just a little confused as to how to how it's expense works. Is there anyway to make tenants pay for the fuel? How can I tell if it is heated by gas or electric? I am looking at a fourplex and there are 5 electric meters, one water heater and a newer (8 years old) energy star boiler. Is one water heater and the boiler enough for all four units to get enough hot water and pressure all at the same time? Thank you in advance.

Hi @Josh Rowland!! I am an "investor friendly" REALTOR in Fort Wayne, IN. I actually prefer to work with Investors rather than someone who plans on actually occupying the property. Honestly, it is more fun for me and that is why I prefer it!! I am an investor myself so working the numbers with other investors, making connections with people that have similar goals/ interests and enjoying going through some crazy houses makes me investor friendly. :) It also helps a lot that I work at a property management and realty company not just a real estate company!! A LOT!! I get to meet and talk to a lot of investors that already have property in Fort Wayne or are looking to acquire property here. If you have access to such a company in your area I would recommend contacting that team/ individual. No, I am not afraid of submitting a low offer, making offer after offer, bugs or hoarder houses. My Daddy always said it never hurts to try and I just make sure I always keep a pair of sneakers in my car.

Hi! I would check with other banks. I'm an agent in Indiana and have been talking to a lot of lenders lately. Wells Fargo and 5/3 Bank have 3% conventional loans now! As far as I know they are national programs but it's something to look into. Would have to be for owner occupied properties. Keep us updated on what you find!
