Hi! I third the above but would like to add that you may be able to find a REALTOR that would go through the paper work process for a small flat fee. Ask the agent you used for your first deal. If she's a good agent she'll help you for a reasonable fee and give you guidance. Since you're an investor and will continue to buy property hopefully she wants you as a client for the long run! May cost you $500 or less.

Hey Fort Wayne. I have a quick contractor recommendation. Got a quote the other day for putting in a 5X5 area of subfloor, linoleum and replacing the toilet (I already have all the materials) for $1,600!! I though the bid was insane so of course I continued to shop around. I mean I know I'm a woman but I'm not an idiot. I honestly knew that it wouldn't take days (as stated by the contractor) and should really cost much less. So I instead started shopping for someone to just put the subfloor in. Everything else I could do myself. Springfield Restoration to the rescue. Eric a nice gentleman completed the subfloor installation just under 2 hours for...drum roll...$150!

I highly recommend them after a great experience and will use them again in the future for projects I feel I can't tackle myself.

We have been house hacking since last November and it has changed our financial future more than I could even of imagined. House hacking has allowed us to follow Dave Ramsey's snow ball approach to becoming debt free with a vengeance. Thanks for inspiring other millennials like us to reach for financial freedom!

Hey Fort Wayne BPers!! Can anyone recommend an insurance company for a 4 plex? My personal insurance company won't insure the 4 plex since it was once a SFH. Found that to be interesting. I would love some recommendations.

Financial freedom for my husband and I. 

I don't need to be rich but I want to be able to live my life on my terms. We live far away now from all of my family and a lot of our friends. A large driving factor of my desire for this freedom is so that I can go home to see my parents, siblings, nieces, nephews, grandmother, cousins, other family members and my best friends whenever I want to. 

Of course we want to travel and see the world. 

I want to relax yes, I said relax. I want to embrace the stillness and silence there is in life. 

I want to contribute to my energy to the world in doing good. 

Money is just a resource. An abundant one that serves as a vehicle to do good with in the world. I can't take it with me when I leave this world but I can use its energy to create experiences for myself, husband and the ones I care about and love while we are here.

I am currently soaking up information about this topic left and right. Have you heard the Real Wealth Show by Kathy Fettke? I have been listening to her for almost a couple of years (wish I found her sooner) so I was stoked when she came on the podcast in episode 225! She has some interesting information about the upcoming crash of the commercial real estate market. Check out her 2 podcasts. Very informational. 

Oh sorry to answer your questions I didn't see a meter on the property. Also the hot water heater is 50 gallons. I spoke to the only tenant (3 vacant units) and he said that he's never had any issue with the hot water when others were living there. I find that interesting. Any recommendations on changing the hot water heater to a larger size? Is that large enough for 4 units??
