If one takes a property owned in personal name and transfers title via quitclaim deed to an LLC for a long-term hold, how bad is this? I read that title insurance is lost and this can be very dangerous in the long-term. Is it possible to take that property and transfer title via a warranty deed back into the same llc or has to be a different one? Any other recommendations for properties that are now in an LLC but transfered via a quictlaim deed that are long-term holds?

Thank you for the responses thus far.. There is no option in FL for collecting rent at time of eviction.. Tenant claims to have no money to pay the rent but the first 3 words she told the sheriff when they came to throw her out is that she has the money to pay which is BS.

Hello everyone!

I just went through a painful eviction of my tenant who failed to pay rent for december and of course January as well.

I was thinking of suing them for my expenses and what they owe through small claims court for breaking the lease (2 months rent) and my eviction fees, etc... For others who have done this in the past, did you have any success in recuperating your fees? If so, how long did it take and how simple was it as the judge should easily see that stated in lease and tenant obviously has no way of proving they paid rent.. Anything else I should go after?

In additon, when sheriff came to evict tenant, she was still living there and I had to pay someone to get everything out of there as well...

I recently started looking into auctions and wanted to see what others thought of them for flipping. I'm looking primarily at condos as I know they are safer to invest in as less things can go wrong as the roof and exterior is all covered by the HOA..
