Just go with what your lease says whose responsibility it is.

I think it all depends on your market, value of property, etc...In a hot sellers market, the agents job will be a cakewalk and no bonus is needed. If opposite, then I would do it.

The same information is on here and your local REIA.. Networking is key and shadow other successful investors in your area.. If it was easy, they wouldn't be teaching it but doing it on a much larger scale.

Run a lien search and title search for each. If you can figure out if there are any outstanding liens, violations, etc, you can come up with your MAO for each... Good Luck

Yes, I prefer to have any and all necessary information on a tenant in the event of an eviction, garnishment of wages, lawsuits, etc... I have never had 1 who denied giving it to me.

It has definately gotten A LOT more competitive and the inventory for REO's has gone down significantly as well. More buyers, fewer sellers has turned this into a sellers market and less meat on the bone for the average flipper like yourself.
