Yes, wholesalers may be good but make sure you run the comps and do your research. Many wholesalers down here are just taking properties off the MLS and adding on 5% or so and "Wholesaleing" when in reality, they are selling it retail or above.. Get a knowledgeable realtor on your side who will represent you and look out for you and get you the best deal possible.

You can also start doing some direct marketing and perhaps scrap out a couple deals through there... Good Luck!

If this is a rental, go with tile for durability purposes! If fix and flip, laminate is fine in bedrooms but I still would go with tile in kitchen and living room.

If the HOA is investor friendly, is in good financial state and has no rental restrictions, you hit a home run! Otherwise, I would pass as HOA's can kill cash flow for any buy and hold investor with all their rules and regulations..

You do not need to go the conventional route in RE Investing. You can purchase property via private money, hard money, subject to... You can wholesale property and of course partner the deals with someone who has trust in you, puts in 100% of the money and you split the profits... A LOT of ways to get through if you know what you are doing

For those that have purchased a REO from Chase (it's an MLS listing) and have seen their crazy addendum which says that you are buying property with all faults/as-is/ nothing to title will be taken care of, etc... In your experience, have they given you clean title or not?

Post: selling -- price it high and lower it over time, or price it low and stand firm?

I think it all depends on your market and the market conditions. It is never good to price it too high as that will disinterest many from the get-go. If the demand is high for that particular area, I would price it around 5% higher than the highest comp there in the last 90 days, assuming you have the same condition. With so many buyers out there, you will get immediate attention of your listing and create a bidding war and ultimately get it sold for above list price if in a hot market. There are so many things that need to be taken into consideration so make sure you do enough market research and properly analyze your market.
