Hello everyone!

I just went through a painful eviction of my tenant who failed to pay rent for december and of course January as well.

I was thinking of suing them for my expenses and what they owe through small claims court for breaking the lease (2 months rent) and my eviction fees, etc... For others who have done this in the past, did you have any success in recuperating your fees? If so, how long did it take and how simple was it as the judge should easily see that stated in lease and tenant obviously has no way of proving they paid rent.. Anything else I should go after?

In additon, when sheriff came to evict tenant, she was still living there and I had to pay someone to get everything out of there as well...

Thank you in advance for all responses!

I'm curious about whether anyone has had any experience with simply selling the debt after getting a judgement. I'm not sure what debt collection agencies would pay for this type of debt. Anyone ever done this?
