HI all, I have a rental house with a kitchen that needs to be repainted. It was originally white and I"m thinking of keeping it that color; however, I know what color was originally used. Is there a particular white that you use for your rental properties that doesnt look yellow? The kitchen has white cabinets-most likely a decorators white color-and the formica is that old pale beige/mauve look. Trying to figure out the following:

1. If I stick with white what would be the best color white for walls and trim-dont want it to look yellow but also dont want it to look stark. Any suggestions?

2. If I paint it a color, is there a color that you have found goes with most other colors or have been successful with? What color trim would you use with this color?

Any input would be greatly appreciated.

I'm looking to get the most return for my money.

I may be selling my property in Bergen county. It's an older one story that is in an area zoned for two story. I'm presently renting it out. I'm wondering what the pros and cons of selling to a builder would be and is there a time of year that is best to sell to a builder-profit wise. Would I make more money by not selling to a builder?  Most single stories are being knocked down and two stories built so I'm assuming that whoever buys the property will knock it down 

 Any input would be greatly appreciated.

I have a single family property in Bergen County, NJ that is in an area zoned for 2 family. If I sell, I would imagine that the buyer would probably tear the building down and build a two family.  I haven't yet made the decision to sell but I would like to know if there is a time of year that is better to sell-i.e. Is it better to sell in Oct/Nov or April/May? Would it make a difference if I waited until next year to sell? I know there is no timing the market; however, I have heard there are better times of year to sell. Also, how is the market right now for sellers in the Bergen County area in general?  Any input would be appreciated. Thank you!

I have a tenant of 7 years in a house I own in Bergen county nj. She is requesting that I pain the kitchen, repair chipped Formica on countertop and Formica that is coming up on counter and also fix or replace hood over gas stove. I had painted living room prior after a leak and she actually asked my painter-without my permission-to paint hallway also. I have not painted any other room since she moved in 7 years ago. Do I need to repaying kitchen? I have in her lease that she is responsible for painting; however, I don't know nj rules. I'm not sure if I need to repair Formica coming up on counter and chip  and hood  also. I may be selling property in upcoming months so I really don't want to put more into it than I need to. Input is greatly appreciated.
