Do I have to paint and repair Formica and hood to stove?

I have a tenant of 7 years in a house I own in Bergen county nj. She is requesting that I pain the kitchen, repair chipped Formica on countertop and Formica that is coming up on counter and also fix or replace hood over gas stove. I had painted living room prior after a leak and she actually asked my painter-without my permission-to paint hallway also. I have not painted any other room since she moved in 7 years ago. Do I need to repaying kitchen? I have in her lease that she is responsible for painting; however, I don't know nj rules. I'm not sure if I need to repair Formica coming up on counter and chip  and hood  also. I may be selling property in upcoming months so I really don't want to put more into it than I need to. Input is greatly appreciated.
