I will be selling my rental and I would like my tenant-who is presently on a month to month-to move out. I was going to give her 45days notice. How much notice am I required to give a tenant in NJ

Tim Pagano, the single family property I own is now zoned for two family properties so most folks want to come in,knock it down and rebuild. I'm assuming that is what the next buyer will do. Does having a cash flow tenant increase the sale price in any way? If not,then it's not worth it to me as my property is in a good location and for years I have had realtors, builders etc approach me wanting to buy.

Hi there. I may be selling a rental property in NJ and use the proceeds to buy 2 or more properties in another state. I was wondering if any of you have experience with using a 1031 and how it works.  Who can the seller have hold the funds upon the sale and while they search for another property? I'm a little confused about the 45 day and 180 day period. Does one have to put an offer in by 45 days or just find a property?  What happens if you are not able to meet the deadline?  I'm also wondering if it's even worth it to attempt it and how one would determine if it's worth it. Any input and/or advice would be greatly appreciated.

Jersey folks...I may be selling my rental property in NJ in the upcoming months and would like to know if there is a particular form letter you would use or certain procedure one has to follow to inform tenant they need to move out. The tenants yearly lease expired over a year ago and she is now month to month given a new lease has not been written up. In the lease it states I have to give her 30 days notice. I am going to give her 45 days so she has time to find a place.  Are there specific rules around how we have to give notice or a specific document I can use?  Any input would be appreciated. Thank you

Is it more profitable on the sale if there's an existing tenant? Is there a benefit to keeping the tenant in?

Thanks for replying. Yes, the tenant has reliably paid their rent on time for the past 8 yrs. Since the area is zoned for two family buildings, I imagine a builder or buyer is going to purchase, knock down and build a two family.

HI there,

I have a rental property in NJ that I may be selling. Is there a specific document that you all use to inform the tenant that they will need to move out within a month?  The tenants lease says that I have to give a 30 day notice and right now she is on a month to month as her yearly lease expired a year ago. Im going to give a 45 day notice so that the tenant has time to shop around. Is there specific protocol for letting a tenant know you will be selling or that they need to move out?Any input would be greatly appreciated.
