Are there any advantages/disadvantages to selling to a builder?

I may be selling my property in Bergen county. It's an older one story that is in an area zoned for two story. I'm presently renting it out. I'm wondering what the pros and cons of selling to a builder would be and is there a time of year that is best to sell to a builder-profit wise. Would I make more money by not selling to a builder?  Most single stories are being knocked down and two stories built so I'm assuming that whoever buys the property will knock it down 

 Any input would be greatly appreciated.

What are your long term goals?  If you need the income then you may want to hold on to the home, but if you need the cash proceeds from a sale for personal use or reinvesting then sell.  Have you looked at the market for the 2 story homes?  Is it going to be a 2 family house or a single family house?   

Can you work with/partner with the builder to make the larger house and then share in the profits?  If there's a mortgage maybe not but if you own the home free and clear there might be a profitable move for both of you.  Questions PM me.  Good luck.
