  1.  Erik welcome to BP. I am right down the street from you in Novi. I moved to the area just a couple  months ago with my wife and son to follow the same goals you have. I  jumped right  into the market here and many investors in the area have been  very helpful. Lets meet up sometime and bounce some info off each others. What area do you focus on?

Thank you all for your input on its current market in the Atlanta area. My situation is a little unique in which I and want to invest in the Peachtree City area particularly at this time. Its not the hottest place to be, but I have other investment ties in the area, that will keep me close to this city for the long term. As for the property, I have tenants already lined up for long term, with small children and love the peachtree city school district. @Verran Jones I will shoot you an email, I will be in the area early next year.@Peter Gadaleta, thanks for the area to look at, I know where the Wynnmeade area is and I do see that area for potential, as it is starting to become more limited in real estate in that particular spot.

Hello, I am an out of state investor looking to pick up real estate south of Atlanta in the Peachtree City/Newnan area. I know the area very well and travel to the area often for business. I am looking for a broker/investor/or rehabber that knows the area well, has access to the wholesale/foreclosed properties (if they exists) and can help me through the process. Particularly would like to invest in Peachtree City area, but based on pricing 3bdr under 100k max may limit me to Newnan. Also has anyone have experience with Section 8 in the area? I do not know much about Section 8 assistance. Can I chose exactly who I want to put in the property? . I plan to finance but have funds to rehab, close, down payment on a loan etc. If anyone can help or point me in the right direction I would appreciate it. Thank you all

I’ve recently came around a potential rental property in the local area of Sumner Washington. It is a private seller, that picked it up at a decent short sale price and realized the time and effort to get back to par does not fit his energy. My typical approach of investing is buy low with minimal fixing, and holding, in which I hold two in the area. So this is more going off an idea, and seeing what it actually takes to get into a different way of investing.
This residential property has kept my attention because of the land it sits on, and its location, which is on a corner of the main street and the freeway entrance. The 2 acre land itself outweighs the price for the asking price, but I have hardly any knowledge of steps to take if I wanted to commercial zone the property, or what zoning I would want if I wanted put another rental/building property on the land, or s subdividing the property, (fix and sell the house, keep the land in the back). I also don’t know what kind of trouble I could get into with a residents and the city.
Well what are some baby steps I can take before I can really take this into consideration? Who would I want to contact in the city that would help me out? Would a real estate attorney help big time in this case?
Would they want to know my plans with the land if I was to commercialize, or subdivide it?
This stuff may sound pretty elementary knowledge to most, so I apologize in advanced if there is a posting or link that can explains all this.

Thomas St John you are right about the campus area, it does have alot of potential to get some good rental income.. I grew right outside of campus off of South/Airport, do you see any potential in that area? My parents still live in that area and its still safe. I have seen more and more students renting these houses out, looking for an alternative to the apartment living. Its setup pretty nicely between the Med center/scott park campus/and main campus. Not only that my old Elementary school was knocked down and built a brand new one in the same location. Just sucks they wont allow traffic across the train tracks through Westwood Ave.
Ben Leybovich if you come to Hilliard now, its probably 4x the size from when you were here. Roberts and Hilliard/Rome road are now double lane with constant traffic, and developers are starting to to build more and more west, they finished up the 3rd high school. Taxes keep going up and up but cant complain, in comparison to Dublin. House market here is steady, house prices are very affordable and prices have hardly moved, which is making it a top choice for young families.

Hey thomas I'm glad someone on here is doing great and doing good for the city of Toledo! I grew up in south toledo and have watched over the years of my neighborhood fall apart as houses started to get boarded up and abandoned. Thanks to you and other investors it does show a big part in regrowing/ rebuilding alot of the areas. May I ask what part of Toledo do you do own most of your properties? It would be awesome to meet up sometime for a drink. Cheers
