holy crap this is an amazing tool... can get property values estimated by the county, shows history of whether they're paying the taxes, etc... name of owner/s, wow i can't believe all this info is available for anyone to see!

Can you explain? The house is in queens, ny. Do you mean tax assessor?

if you find a property that you think might belong to a motivated seller, how do you find out who owns it and how do you get in touch with them to see if it's for sale and start negotiating?

if you have 900 dollars on a CC, pay it off. carrying a balance on CCs far outweighs most investment mechanisms (ie if you have 1000 dollars on a cc paying 14% interest and 1000 dollars in a cd making 6% interest, how much are you making? -8% of course.)

a car payment will not prevent you from getting the fha loan just pay it on time, every time.

on the other hand, the difference in rates for a car for 720 credit score vs 780 should be negligible. if a bank told you otherwise, try a few other banks. so you could have your fiancee just get the car.

also, if the student loan is not in her name, don't tell anyone about it! no point in giving the bank ammo on your application for a car loan or a home mortgage.

seriously curt, what gives? do you realize how many people on here engage in wholesaling? why are you even in this topic if that's how you feel. i appreciate your tip about appraisers but calling all wholesale investors minor league is quite a slap in the face.

and, a lot of people are finding that banks can be a royal pain in the *** and take forever to respond to offers (or at least, to sign the contract).

I am not trying to do a half-assed job by any means. But surely you must understand that all the "you can do it" / "it's all up to you" / "sky's the limit" real estate slogans in the world can't change the fact that in reality a lot of people screw up their first time, and if you fail to locate an investor and/or get them to close on your first deal, I don't think it should bury you.

I mean, how are you ever supposed to do your first deal if you have such a zero tolerance for error policy?
