you could try searching on craigslist for rentals in your area, then contact the rentors and just tell them your situation and ask if they have a lot of difficulty collecting full rent from tenants.

just bear in mind that some might be pretty close-minded, and give you a line of crap talking about how horrible it is, just to scare you away from moving into their area and thus increasing the competition.

I have a motorola q and love it. I'm a diehard verizon fan; FORGET AT&T if you want decent reliable service.

the q runs a stripped down version of windows on it so you can integrate it very easily and it loads way faster than blackberries.

the storm sucks so don't go that route.

also, you can get a q for much cheaper than an iphone.

yes but, at the same time, there are already a lot of categories and it can be time consuming to keep drilling up and down the tree structure to view topics in different cats if you are interested in more than one highly specific area.

also, it seems like posting is decreasing lately so further segmenting will reduce the number of new recent posts in each category even further.

I'm no pro but it's been recommended to me that the BEST WAY is to get an appraiser to do it. You can sometimes talk them into doing it if you work out a deal where they will also get to do the appraisal for the buyer when they buy the house and have to do a mandatory one.

however, these paid sites have also been recommended to me (by john lydic on this forum if I remember correctly) for getting comps. I can't vouch for them myself yet but here you go, I hope they help:

courtney, you are missing the point.

first zillow and that other site are NOT a good way to get the value; you need to use a paid service to get realistic comps and you need several, not two. also, when averaging comps, you exclude any significant outliers. your two "comps" are outliers to each other so neither of them proves anything.

you cant just take two comps and average them. what if your house is worth the 65k? then you lose 15k right off the bat.

also some investors won't want to work with a property that needs 25k worth of repairs, but you may find one.

be patient looking for deals, don't jump into one that seems good without doing your due diligence. i'd try to get a contractor or appraiser in there to look at it, or use a paid service to get some real comps and crunch the numbers
