Joshua, I checked that but honestly, those are mostly all fake or dead. I tried every single one that's in or near NYC. For example, try going to:

I agree in that, as a veteran forum junkie when I got started on this site about a week ago, I found it impossible to find much of anything by searching. Some users are quick to jump on newbies saying something to the effect of "that has already been addressed, search for it" and it can be frustrating because the truth is, I already tried that! Maybe they'll work on it soon.

I am located in NYC, and would like to get involved with a good local REI group or maybe even a few. Any advise on where I can find them, or does anyone know of a good one? I have tried searching quite a bit but most of the ones I find seem to be mostly composed of people with little or no experience (ie, NYC FLIPPIN - meeting location: Jason's basement friday nights, brooklyn) Not that I'm trying to be a snob but I want to try to reach for a group that's very professional so I can learn things from them, not surround myself with peers who have no real experience or wisdom and have the same questions I do.

So once we do that, is it my job to show the house to the potential investors? Naturally, I want to avoid having contact between the investor/s and the seller, as they could cut me out of the equation in theory. (if they did do this, I could sue the seller though--right?)

Also, for all of this, I do not need any kind of real estate license?

How do I learn how to generate a contract for this? Are there sample ones available online? Any recommendations?

When you sign a purchase agreement with the seller, is he now unable to sell to someone else that comes along with an offer? Is that what the whole 30/60 day timeframe is about? With a purchase agreement, you don't have to put any money down?

The goal is to resell their property to an investor who will rehab and then either hold and rent or resell it. I just don't know where to even get started with these contracts

Can anyone explain like in painful detail, the agreement (and document) between the wholesaler and seller? Where can I find samples of this document? I thought there were two options for the contract you can create with the seller, one being an option to buy and the other being a purchase sale agreement. Is this incorrect?
