are you serious? grow up man...

1.) if someone died in the house, it is a valid issue, because in some areas that will be disclosed, as ryan stated, and even if it doesn't have to be it may already be common local knowledge. expect difficult selling.

2.) everytime someone posts, it bumps your thread back up to the top, thus increasing the odds that someone will see it and respond. so try not to jump down someone's throat when they post because they are helping you just by the act of posting.

I am pretty new myself but I have never heard of needing a proof of funds letter for wholesaling. If they aren't taking you seriously you could give them 100 bucks as earnest money (I believe it's called a consideration). But I think you will find that if you start talking to people, and you know what you're talking about, the bigger issue will be negotiating the numbers not how you come up with your funds. Someone in preforeclosure is not thinking about your problems he is thinking about his own problems.

If, on the other hand, you are talking about bank-owned properties, I would advise you that a lot of people have advised me to avoid those. They can take months to close and don't negotiate as easily since they tend to have investors knocking at their door with cash offers in hand. In those cases you would probably need a proof of funds, pre-approval for any lending, and a pretty good offer.

I'm no expert but I'm with both Nicks on this one.

If you showed up to a job interview in jeans and a t shirt, what does that say about you?

as a non-experienced person looking to get started investing, this guy's video did not look even remotely professional. the comments may have gone a little too far but in essence a valid point was made; the guy comes off as a schmuck.

Josh, I work in IT and I don't really see anything close to that under occupations in the profile, can you add something (or even just an "other" category?)

also, I had to put in my company info to post in certain categories, so I put in the info for the company I work at (my regular job) is this what it's intended for? It seems more like it is intended for those members who have their own LLCs and such, but then does that mean anyone who does not have their "own" company cannot post in those categories?

by different purchase price, do you mean something like:

find a house, sign contract with seller to buy for 50k

find buyer, you and buyer negotiate to 60k

now you not only get whatever your assignment fee is (which was already built into the 50k price) but you also get 60k?
