Nothing illegal about wholesaling. I wholesale properties all the time that don’t fit our buy box. What doesn’t fit mine often fits others and if it can help a seller solve a bigger issue then it’s never an issue.

You mentioned theory, but in reality we have evicted this way. It’s a notice of evict via text. However, our focus is always being painfully meticulous about who we put in our properties and we rarely ever face that difficulty.

It does help that my wife is an attorney who can accomplish things faster than most but the only eviction I’ve had to do where the tenant resisted was removed by sheriffs deputy within two weeks of being sent notice of eviction.

As far as appreciation goes, I prefer the slow to low appreciation. Way less volatile in a correction. Counting on high levels of appreciation is simply speculating.

I’m sure most of you know about the 1% rule and how it’s a quick and dirty way to determine if a property is worth looking into.

Who here uses that formula while also investing out of state or long distance?

What markets are you in?

How did you determine your markets?

I’m currently only investing locally. Just my preference currently. I’m just looking for opportunities for growth in the future and how everyone is handling their portfolios.

Everyone’s criteria is different. So, I’d like to see what everyone else is doing and how you are determining what makes sense as an investment as a general discussion.

Judges discretion has actually been removed and as you mentioned MS is a landlord friendly state.

I’d argue it’s one of the friendliest landlord states in the country.

You can evict in 3 days via text message in MS.

Jackson is so overrated in my opinion. I’m not sure who sold the dream of Jackson being some golden pot of rentals to out of state investors but there’s always a ton of competition there for no apparent reason and most get sold into investments in terrible areas.

I can understand why you would say don’t buy from wholesalers as there can be some shady characters, but I’ve seen shady brokers as well. If you’re buying from a broker, you aren’t getting the best deal you could get. But hey, if the numbers work for you then by all means, pay that broker. I just know I make a lot more money sourcing my own deals.

You'll have a hard time finding a more landlord-friendly state than Mississippi. While Jackson, MS has a ton of out-of-state investors, a lot of people buy because the numbers look great on paper but they don't truly understand what and where they are buying. Having a well informed, and knowledgable team that wants to see your investments succeed is crucial.

I market by city/town. You can select a radius and if I'm not mistaken can make that radius from as small as 10 miles to as large as 50 miles. You can make a smaller radius but for some reason, Facebook will not approve a special ad category with a small radius as they consider that a violation of the fair housing act, which is why they stopped allowing the zip code approach.

I treat my ads like billboards, radio, tv, and newspaper ads. My ad won't be targeted but my goal is to get as much curious traffic to my website so I can then retarget the crap out of them with testimonial ads.

Facebook is still one of the cheapest forms of marketing around and everyone uses it. I put together a case study on what's working for me right now if you'd like to see it.

@Tim Landy I treat my ads like a billboard.

Great copy and CTA.

I drive as much curious traffic to my site as possible.

Retarget them with testimonials and updates of what we are doing in the communities we work in. Both written and video ads.

My latest ad is converting under $20 CPL on a $10 a day budget. Small market but we cover a lot of ground.

Retargeting is crucial.

I put together a case study on my longest running ad a few months ago if you want to check it out.

Our leads aren’t trash either. Out of the 16 we generated in the last 30 days, we are closing 2 and 3-4 more are still in play.
