I’m sure most of you know about the 1% rule and how it’s a quick and dirty way to determine if a property is worth looking into.

Who here uses that formula while also investing out of state or long distance?

What markets are you in?

How did you determine your markets?

I’m currently only investing locally. Just my preference currently. I’m just looking for opportunities for growth in the future and how everyone is handling their portfolios.

Everyone’s criteria is different. So, I’d like to see what everyone else is doing and how you are determining what makes sense as an investment as a general discussion.
