Welcome to the community @Austin Tess! Starting with a turnkey cash flow rental is my recommendation for first time investors. It's the easiest way to try being a landlord without dealing with tricky renovation projects. Best of luck and don't hesitate to ask here in the forum if you need anything!

Welcome to BiggerPockets Chris! I noticed you are also interested in the Central Ohio market. Columbus is a great market to pick up rental properties because of the demand from renters. JPMorgan Chase, Nationwide, Honda, L Brands, Huntington, and Amazon are just a few of the many companies that have thousands of jobs in the city. New Albany is home to several major data centers including ones operated by Amazon, Google and Facebook, whose parent company, Meta, announced plans in the spring to expand its New Albany campus.
