I’d recommend starting with local value-add deals to get a feel for the challenges of managing rehab projects. They can take up a lot of your time, so it’s good to understand what you’re getting into before diving in.

If you're interested in turnkey mid-term rentals, Cleveland is definitely a market to consider. The city is home to the Cleveland Clinic, one of the top medical centers in the U.S., which creates a great opportunity to leverage real estate for attracting travel nurses and other medical professionals.
