I recently got my real estate license, and I was amped to get started on moving towards becoming a part-time agent and transitioning into becoming a full-time real estate agent over the next several months. 

Problem is... my other business (B2B social media marketing) is taking off and now on track to generate well over six figures annually. It's mentally taxing work, but I'm pretty darn good at it. Referrals are rolling in. All of the marketing groundwork I laid over the past few years is paying off with amazing clients. I do enjoy the marketing work, but I don't see it as my long-term play. 

As of now, all of my work hours are being claimed by the marketing business, and I am struggling to find even one hour daily to devote towards real estate. On a side note: I'm a big fan of time blocking, productivity systems, and practice The ONE Thing methodology.

My hubby is working towards getting his real estate license by end of year, and our plan was to work together as a husband-wife team in the short-term and long-term.

Most of the advice I've received from my broker and other seasoned agents is that I need to consider going full-time, or I'm at risk of washing out or not reaching my income goals. I'm unsure how to proceed. 

  • Do I continue growing my marketing business, even if I don't have the time to dedicate to real estate?
  • Do I figure out how to outsource more of my marketing business, so I can free up brain space/time for real estate?
  • Do I turn down marketing projects now, in order to focus on real estate?
  • Anything else I should be asking myself or considering?

I'm keen to hear from any other agents who've gone through a similar transition themselves or helped someone else manage that transition. Thanks in advance!

@Travis Rotheiser Yep, it's really choosing when you want to "get some skin in the game" and which strategy you're going to choose to get to your goal. SFR and MFR can both get you there. Where are you planning to invest, since Chicago itself is so pricey?

I'm looking into the NWI market because I grew up in the area and am very familiar with the neighborhoods and nuances here. Lots of opportunity, if you know where to look and network accordingly. My initial plan is to stash as much cash as possible till July 2019, when I plan to go full-time as a real estate agent with my hubby, who's working towards getting his license. We're planning to learn the market, focus on becoming successful agents for another full year and buy our first property by the end of 2020. 

I'm sure the timeline will shift along the way, but that's the excitement of the journey.

Welcome to the forums, @Travis Rotheiser! I'm a new real estate agent based in NWI (at KW NWI), so a little ways from your neck of the woods. Cool to see another KW agent here, and I'm starting to discover more of us. Yay!

I'd be curious to know what type of real estate portfolio are you aiming to build? The hubby and I are still on the fence about whether to do SFR or Multifamily properties.

@Connor Cushman I was under the similar impression as you about two months ago and actually took the leap to get my real estate license in order to learn the market and eventually become a full-time investor. I decided to focus on going full-time real estate agent by July 2018 (because I have a FT marketing business I need to transition out of.) 

I've now had my license for two weeks, joined Keller Williams, and am struggling to get in enough time blocks outside my current marketing work/family responsibilities just to set up my real estate agent systems (MLS, CRM, training, website, social media, etc.) I soon realized that it would be VERY challenging to try to be an agent part-time, manage my marketing business, and also do real estate investing on the side.

Focus is the name of the game. You really need to be full-time as an agent to make it work -- and actually be profitable, especially as a newbie.

Congrats on starting your own podcast, @Scott Smith! I'd like to hear more episodes that touch on real estate agents who are also investors and/or are considered "investor-friendly" agents. What's the name of your podcast? I'm a podcast-a-holic when it comes to real estate shows.

@Amra Mujakic I preferred online (and went with RECP in Indiana). After the course, I felt very prepared for the state exam and passed on the first try.

My hubby went through the same online program, but he does not learn as well outside a classroom. He failed the national portion twice (but passed state section on the first try.) He's actually going to do another in-classroom course with a local brokerage who has a "real estate school" because he needs direct access to a live instructor to answer questions and ask for clarity on topics.

Don't just go with the cheapest option, but with a course that local brokerages recommend and that will adequately prepare you for the exam. It was NOT easy.

Welcome to the forums, @Josue Tabora! I got my real estate license just last week with the intention of using it to wholesale. I'm sure there are a good number of people here who could chime in - @Adrien C. might have some thoughts to add here, as well.

@Greg Gerken I agree with @Trevor Ewen that Squarespace is one of the best platforms to use to set up and manage your website. I switched over about a year ago from Wordpress, and I've never looked back.
