I agree with @Kevin Sobilo about simply having a candid, amicable conversation with your listing agent to see if you can mutually agree to end your agency relationship. Be prepared to pay for any marketing expenses incurred during the process, and be sure to let him know that you're happy to cover any out-of-pocket expenses. 

I would assume that most other agents would mutually agree to end the agreement, especially if the client is not happy with the service. Saves you both from any negative feelings or fallout if the two of you just "waited it out."

@Brian Dinkel I'm also interested in hearing what other agents are doing regarding absentee owners. I just applied for my license last week in Indiana, and I'm trying to figure out which target market to focus on first.

@Lyne Rio Yes, I've worked with a number of authors on book promotion over the years. I agree with @Rachel Rendall and @Jeff Filali about Facebook and Instagram being two of the best platforms. Twitter can also be effective IF the author already has a presence (5,000-10,000 followers or more) there.

For organic (non-paid) social media promotion, there will need to be a solid fanbase built up on whichever platforms you choose. If you use paid social media, you'll likely get the most bang for your buck using FB ads, though you need to take the time to learn how to do them well.

I'm based in Griffith, just applied for my real estate license in Indiana, and I'm considering wholesaling here, as well.

Another thing to consider is whether or not you learn better in-person or online. 

I preferred online (and went with RECP in Indiana). After the course, I felt very prepared for the state exam and passed on the first try.

My hubby went through the same online program, but he does not learn as well outside a classroom. He failed the national portion twice (but passed state section on the first try.) He's actually going to do another in-classroom course with a local brokerage who has a "real estate school" because he needs direct access to a live instructor to answer questions and ask for clarity on topics.

Don't just go with the cheapest option, but with a course that local brokerages recommend and that will adequately prepare you for the exam. It was NOT easy.

Welcome to the forums, @Jason L.! I'm based in Griffith, so not too far from Valpo. Glad to see another local on BP - are you attending any local meetups? My hubby and I just started going to the monthly NICIA (nicia.org) meetings, and there's a good group of smart investors there. As much as I love the forums, there's something valuable about meeting in-person.

Are you referring to the meetup hosted by @Adrien C. of Invest NWI? If so, Jason and I will see you there. 

I like the NWI duplex idea - can be especially beneficial if you're house hacking. And, if you ever need a handyman/carpenter, let me know... I might know someone. ;)
