@Rafael Salinas II I'd recommend connecting with @Adrien C. as he works very closely with investors in NWI, and I'd also recommend checking out the NICIA.org group. I'm a member of that group, and many of the investors in there post odd jobs where they're looking for help with their properties... also a good way to get connected in the community. Feel free to DM me, if you'd like more info.

@Rafael Salinas II Congrats on getting engaged and setting those ambitious goals!

@Andrew Fredrickson gave a good checklist to get started on learning more before you actually invest. I'm still in this phase and am following the @Scott Trench principles in Set for Life before investing - currently working on saving that first $100K.

What types of odd jobs are you looking for? I'm based in NWI and might be able to help on that front.

@John Meyers You might want to connect with @Adrien C. who runs a successful group near me in Northwest Indiana. I've heard great things about the meetup from some mutual friends who are a member of his group - still need to get my schedule coordinated with the hubby to attend one!

Post: Getting into commercial real estate as a newbie? Pros and cons?

Just got my real estate license in late July. Hung my license with Keller Williams in Northwest Indiana. Had a session with my Productivity Coach to set my CGI (Career Growth Initiative) goals (i.e. how much I need to gross to achieve my net income goals.)

That meeting was an eye-opener... I'd need to sell a LOT of single family homes to achieve that number, AND I have another full-time job running a marketing business.

Got me thinking about other options within the real estate business. I've been more interested in commercial real estate than working with the typical residential sellers/buyers.

Questions: How does a new agent get into the commercial side of the business? Is it necessary to spend time in residential first? What would be next steps for an agent wanting to make the switch? What are the pros and cons? Is being successful in commercial real estate require being immersed in it full-time?

Any insights would be welcome!

@Ronald Daley Househacking sounds like a solid first move!

I'm also a Chicagoland area native, based in Northwest Indiana. Where are you planning to look for properties? If you're looking in my neck of the woods, feel free to reach out. I'm happy to share any insights on neighborhoods and such. Cheers!

@Kyle Harrison If you're interested in wholesaling, I would recommend doing some research and listening to some podcasts on the topic. There's something incredibly helpful about hearing other people's success stories and mistakes to avoid.

@Tashinga Musekiwa I'm in a similar situation, as I just got my real estate license last month. I was torn between joining eXp and Keller Williams, but I ended up choosing KW because of the name recognition in my local area and their training.

I'm planning to switch to eXp at some point because of the better commission split and revenue generating opportunities. I also HATE going to a physical office to go to in-person training at my KW office because it disrupts the flow of my day and derails my efficiency. eXp has all the training online, which is ultra-convenient.
