What are some of the creative ways you finance deals? 

Of course, there are so many ways to structure financing depending on the specific situation. It would be great to share some creative methods that have been advantageous in the past! Hopefully we can all benefit from sharing our experiences. 

We have built business credit through Unsecured working capital such as a business  credit cards, lines of credit, and small business loans. Very often the monies are used in conjunction with an additional funding source. For example, we pair the unsecured capital with a Hard Money or a Subject To deal. We find that it's beneficial to have an open source to pull funds from quickly, meaning we can move quick and get the deal done. We are looking forward to getting to a point with our financing in which we can just use the funds in the Line of credit (4% when used) to finance the full project and a couple at a time.
