Daniel Rubin Also, if and/or when they reject your offer, send a follow up letter with a post card or business card letting them know that you will continue to be interested in the property until it has officially been sold.

Daniel Rubin I actually like to try and gauge motivation over the phone. I won't go see a property unless they need cash now and the price is right. Lol. If they say give them a price, I emphasize the fact that I am an investor and I like great deals. If they still won't give you a number low ball it and that usually wakes them up. One of my leads called today and said she already has offers but if I can get $200,000. Lol. This is clearly way over market and my max allowable offer is $80,000. Im gonna call her again tomorrow just to hear her reject my offer but at least I'll hear her say no and not wonder what she would have said. Good luck!

Brenna Peak Well I'm not exactly an early 20-something.... But I'm still in my 20's (26). Lol. I didn't find out about this business until about a year or so ago. I was looking into self directed IRA's and found out that I could invest in real estate with them. Then I thought well why not quit the rat race and make this my main gig. Lol. Good luck to you. Peter Gaston From what I've learned, most mentors don't wanna hand out free lunches. They want to exchange value. A co-op with them for some sort of services or good deals. Show this potential mentor how you can add value to his business in exchange for mentoring. Good luck.

James Ehrig I don't think it matters what letter choice you choose because if a seller is motivated enough you'll hear back from them. But I personally like to be captivating and sensitive to the situation especially for Probates. And when they do became motivated they may remember your letter. Also, try calling too. Nobody likes to do it and this is another measure that could set you apart. Be consistent and patient and it'll be good from there.

Justin Trudell I agree with everyone else when they say only max out to employee contributions. And also don't forget Roth 401(k) and Roth IRA options if your income permits. I know as a business owner there are Roth Solo(k)s on the market no matter what income you make. In my opinion you will immediately come out ahead with Roth options especially if you plan to be in a higher tax bracket when you retire because you contribute dollars that have been taxed already. You won't be able to deduct contributions though. And plus any Roth contribution can be withdrawn at anytime for any reason with absolutely no penalty because these monies have already been tax. Once you start withdrawing gains though then you'll face penalties and taxes.

Marcus Haywood I wouldn't worry about compiling a buyers list. This might be a waste of time. Most buyers get upset when they encounter Wholesalers who do this. All they want are good deals. If you get deals, you will get buyers. And if your deals are killer enough, they want care about your fee.

Christian Ekeogu Or you can find a virtual mentor on YouTube. YouTube someone who does exactly what you want to do and take notes and even reach out to them. One of my mentors frequents this site!! Lol.
