@Kurt Jones are RUBS typical in your market?  I own 55 units in Ft Smith and my water bill is $2500/mo. I was considering RUBS but wasn't sure how to introduce it to the market. Any ideas?  Also, do you structure it as part of the rent or how does that work?  Is it a separate bill and if so how do you enforce payment of both rent and RUBS?  Will a judge enforce payment of RUBS on an eviction if they pay rent but not RUBS?

Welcome, I live in Missouri as well. I currently have properties in both Missouri and Arkansas.  Both are landlord friendly states. Good luck and let me know if I can help you with anything. 

Agree with above, file Monday. I believe that after you file in Arkansas, he will have 10 days to either pay (preferably rent + $30 filing fee) or sheriff will be there to evict on day 10.  Good luck!

Welcome to BP!  You're in a great market down there. I bought a duplex in Fayetteville that I'm currently rehabbing so I can raise rents. There are plenty of resources on BP to learn from. I think going to the auction can be a great learning experience even if you haven't won any yet. Hang in there!

Have you looked into private money or hard money loans?  Either of those may be an option for you but the deal has to be good enough to not only cover all your "normal" costs associated with a flip, but also the additional cost of getting $ from these sources.
