The fixer upper on my street 3 years ago in Valley Glen/ Van Nuys- gorgeous 1970s home 3 fireplaces- amazing bar- Wood and brick everywhere and conversation pit. Just a beautiful throwback. $495k - it went for all cash to a guy who came in painted all the wood and brick white (Hurts me to type that) threw out the bar- put up subway tile backsplash in the kitchen and then sold it 3 months later for $750k. 

Flippers are the worst people in LA

Funny - everyone who has ever had to deal with HOA- HATES HOA. Ha. I am not a big fan of someone telling me what to do after spending over $500k so I get it.

I'm hoping to find a townhome to rent if no house pans out though.

Right now I have an 82 Volvo wagon mom running sitting in my driveway, still trying to figure out what to do with that. Ha

May have found something. It's a little closer to van nuys Airport them I wanted but has an unpermitted guest house which would easily generate $1500 a month . Although not time greatest neighborhood and its only a 2+1... Base decision on money or location...? It also has no central AC...  Tough choices ahead.

Agree. I'm only looking at houses with guest homes that are built or can be added.
