@Lee Ripma yep! That is a way to go. I was thinking like that the entire time, rent and invest more in Big Bear where I now manage 6  cabins. Then I thought, buy in LA and get a guest house and rent that out- but just too expensive. The problem with renting in LA- the rent controlled are now fewer and farther between and when they do exist in the valley they are small and sometimes with only 1 parking spot. 2 bedrooms in the valley are now over $2100 a month for a tiny bedroom, is making it harder to justify renting over buying with $100k down and a under $500k townhome. 

And at the same time, I don't want a house in far up Van Nuys where I can't walk to anything just because it will go up in price in 5 years.

Inglewood is still not somewhere I would walk my dog at 3am. But, it's already verty hard to buy in Inglewood. It too has multiple offers. Cnbc did a piece 2 week ago on how difficult the LA market is and ocused on on buyers trying to buy in Inglewood and how they keep getting shut out.

LA peak was not 2015. Considering condos the same building are $50k higher than 3 months ago. So no, it's still not a peak.

In this ridiculously hot market, every realtor is doing that. Which is why rental rates are the highest in LA history and occupancy rates are lowest. Home owners are kicking renters out so they can cash out.

Steve, people are doing that! Lots of rvs parked on Coldwater locals get mad, now rvs are 2 blocks north. Ha

Ugg saw a townhome for $399 far north past Van Owen- but looked good. Had my realtor call on Wednesday- owner occupied so no one could get in- open house today. And now, it's listed as pending. No viewings, and already pending.

Alonzo,  nice place but at $599 ask you need a $635+ bid to get it which puts it way over my budget.  And the 2nd one by Van Nuys airport, again out of budget and above Sherman Way that fast west? That's a LONG time til gentrification if ever. You are surrounded by industrial buildings.
