RIGHT WAY: i would continue the lease with the person that moved out, file for eviction against her. she might be renting out your place to somebody else, this way whom ever is there will be evicted, then file a judgment against the lady sinc she never surrendered the premisis

MY WAY: call my brother-in law and have them removed

check with the other tenants to see if they are being bothered first, if they have no complaints or issues then i wouldn't do anything. if some of the tenants have issues with the traffic, i would let them know informally(not in writing) to keep traffic down.

Then the ones that do fill out and fail the app ?

Do you call them back and what do you say when you call them ?

you really just let them know:

"there is someone more qualified "(politically correct way)

"someone came in here with a 780 credit score" (just lie)

"your a dead beat undesirable!" (truth, not recommended)

most investors in jersey only want S8 tenants and will put on craigslist"section 8 only" i recently had a S8 move out after 5 years, and she left house looking like the day she moved in!

if you haven't sold them before the tax credit deadline. then guess what? it's going to be harder than ever to unload them now ! price, price price they are probably not worth what you paid for them.

thanks brian you took the words right outta my mouth. don't start running off at the mouth "OH your separated! "or "OH your FILL IN THE BLANK" that will get you into serious trouble. being real estate agent, most of the time you keep your comments to yourself

"if a property is not selling", or in your case "renting" then the price is too high...i don't care if donald trump is your property manager

i used craigslist for first time this weekend and i am shocked with the amount of phone calls i received, much better applicants than local newspaper
