The average DOM for a Multi-Family around 500k in the Bronx is like 90 days.. Solds 77 days.. Usually ending with Highest and Best... 

Yonkers has some great properties with great rents as does Mount Vernon.. 

Learn the neighborhoods around.. As an agent.. You can go on the MLS and check what properties are being sold and the rent roll for the area via various sites..

Yes, with all lease related issues or revisions, always get it in writing. I can give you a few attorneys you can contact that we have worked with before that would be able to answer your questions.

Find it weird that you have 1 lease signed by both the old and current lessor.

Congrats on passing the exam! Once you pass (from checking the state website), you can start visiting different brokerages to see which one best fits you. With residential, familiarize yourself with what areas you want to focus and what form of lead generation best fits you (cold calling, open house, door knocking, online presence).

I agree with the multi-family suggestion... You can take that capital for DP and work your way up from that multi onto other properties. There are a plethora of 2 unit properties across Westchester starting in New Rochelle. If you need any help pm me.

Hello Mike,

One thing you can do is look for agents that are popular in your area and notify them asking for an internship. A lot of agents are willing to do that and there are about 7 interns working in my office at the moment. Look up MET Team at KW NY Realty. They work heavily with investors.

Hi Eric, I am an agent working primarily in White Plains and you want to look at the locations close to the train on Bank Street/Main Street and the 4 Seasons on Martine. A lot of new structures are coming to White Plains and there is a nice building on Mamaroneck Avenue. A 2 bedroom unit should be ideal. If you need any help feel free to let me know.
