You made the decision when you chose the handyman.  You thought money was more valuable than time. 

Now, after the fact, you are second guessing the decision.  As in all real estate decisions, you have more information and knowledge than before.  Close wisely next time!

Congrats on 7000!  While I am not an avid poster, I am a voracious reader and listener.  I fall in the category of a grumpy old man that after years as a road warrior I am just starting  real estate investing.  

Your enthusiasm and greetings for new folks adds to BP great atmosphere.

So what are your plans, for your career as you move to the 10,000 post range.

Lots of scammers out there.  Often they succeed, in fact I know a guy that spent his entire life savings on a string of Nigerian scams, and he is still convinced they are about to cash in big time.  It is sad.

Now if you want to have a giggle and waste a bunch of time, but it is worth it, read a couple of these counter scammer posts at 419 Eater historic letters.

A couple of my favorites are the Painted Breast and Carving for cash they are masterpieces of scamming scammers.

Well worth the time spent to look at turnkey providers, several of whom are active members of BP.

The biggest questions you will face are what are your goals, and how do they match the different markets.

If the numbers don't work for you, they don't work.

Don't worry about the risk or business decisions some one else might make.  Although I would follow up to see what it sells for and see if your estimates are correct.  All of these transactions are a learning experience.

Congratulations on your first deal. 

 Age is just a state of mind, so don't listen to all of the "advice" telling you you are too young.  All of the greats started at a young age, but became instant success later.  Tiger Woods started golfing at 4, and I can add more but you get the point.

Another option is to get a Square and process your own cards to your own checking account.  2.75% no big deal.

Yeah and tracking and records are a big deal to make this work correctly.

First I will admit to being a gun owner and an active NRA member, so there.

While not a lawyer, it would seem to me the critical discussion is the business owners right to allow the possession of guns on their property. Even in Texas there is a special provision in the law for businesses to request the concealed carry permit holders to not carry on their premise.   And I think rental property would be considered a business property.  So if you advise tenants of the "no gun policy" prior to signing a lease, it would follow possession of firearms would be a violation of the lease agreement.  All of this would have to be clear at the onset of the lease, not after the fact.

Now as a little side note, when first married along time ago, we were living in an apartment complex.  Both my wife and I were competitive shooters, so we would go in and out of the apartment with our firearms, in proper cases of course.  On Halloween our cars were the only cars in the lot that did not get the windows soaped.
