Thanks for the perspective.  Not all deals work out as planned, and when they don't it is important to use the loss as education.  You just paid $25,000 in tuition for an advanced degree in project management.  

Congratulation for posting your experience.

Just a couple of thoughts; Can he do more than one lot at a time to spread the costs over the lots, or can you use bigger equipment that would make the work faster.  Buying and managing the equipment and operators would work if you could keep them busy doing other work, but that would divert you from your project.  

I like the ideas of big toys but the cost and associated problems might not be worth the effort.  So you might have to look at changing some of the cost structure another way.

Great renovation of a rather bland canvass.  I think the lesson learned may be more valuable than the profit, which is good.

Well the simple answer is call the mortgage company and ask.  It will be better info than opinions here.

Ask on here BP if there is a realtor in the area, and work with them to determine if it is a deal.  If it is work out an arrangement so everyone makes a little.

A couple of folks on the site have put together a web site for Turn Key providers, Web Site

If you search bigger pockets there are several providers that are very active and have great reputations.  I would list them but I would leave out some and have people upset.  But if you go to the search feature, and input Turn key you will get lots of input
