1,100 I’m just talking about one side of the duplex, it cash flows, btw how much cash flow per door you try to get in your deals?

Oh I put about 20 into it, , so be about 60 profit instead of 80 ,

So my first duplex deal turned out to be actually pretty good, only had it for two years, paid in the 150s for it, owe 138,000 rents started out at 900 got them to 1,100 , that covers the mortgage, The exact same duplex next door sold for 211,000 it’s not even fixed up like mine, ! By looking at the comps I should be able to get 220,000!

I’m curious about selling but in the middle with it, I know it depends on goals, I’m more of a passive guy, wanted to know what others investors would do? Would you sell?

Right now we got the rents up to 1,100 on one side, Rents were 900 before we fixed it up! This area is going up in value and in rents, very good area!

It’s a duplex 3 Beds GARAGE 1/2 BATHROOMS, NUMBER: 189,000 TOTAL PAYMENT 1450 RENTS 900 EACH SIDE MY NUMBERS I LOOK FOR DOESNT ADD UP My Agent keep saying I should buy It MY PLAN WAS TO HOUSE HACK
