Willow Creek / Grove City - Columbus, OH
I've been looking in the Willow Creek part of town and specifically at MFH and curious if any investors have experience in this specific part of Columbus, OH. Rent appears to be in the $600-$800 per unit range. Thanks.

What do you want to know specifically? I've worked with a few investors over here that have looked at duplexes as owner occupants. Everything in Willow Creek for the most park is 1990 and after. There aren't a lot of transactions here. Less than 2 for multifamily. Might be awhile before you find something. There was a duplex that sold out of court receivership over here earlier this year for the high 130s and besides that there is a pending duplex that was listed on the market for 164900. There were two others in this area that were on the market this year that didn't sell so if you are still looking there are doubles out there. Were you looking for more than a duplex to start in this area of columbus ? Like 3-4 units or is a duplex a good start for you?
$650-$750 per month is the "average" around here, but mostly for people that have rented them out longterm tenants. I think you could push that over 800 if you made your units nice. Check out 1600-1602 Rock Creek Drive in Grove City if you get a chance. That unit rents for over $900 per month because they made the units very nice. Leasing is huge and can make the biggest difference. Hopefully this helped. Let me know if there is anything else I can do to give you advice on multifamily here or anywhere else in Columbus.
