Advice needed, Don’t think I should buy this property !

So my first property I did good with buying, that now cash flows after expenses 600, with potential up to 1,000 if I update and has equity, Now I‘m on to my next one! It’s a duplex 3 Beds GARAGE 1/2 BATHROOMS, NUMBER: 189,000 TOTAL PAYMENT 1450 RENTS 900 EACH SIDE MY NUMBERS I LOOK FOR DOESNT ADD UP My Agent keep saying I should buy It MY PLAN WAS TO HOUSE HACK
